Documents for Registration

You have to submit the following docs for registration process :


»  Stamp duty Amount in form of Non Judicial stamp papers OR Stamp certificate.
»  Photocopy of ID & Address Proof self attested of owner
»  If Bank Loan is active the Bank NOC required OR if No loan on said Property then declaration on plain paper OR If Bank Loan is Closed then we required three     documents
      a. Permission to Mortgage
      b. Tri Party Agreement
      c. Loan Closure NOC from Bank
»  Undertaking should be Notarize on Non Judicial stamp paper of Rs.100. (format attached)
»   Rs.11236/- Legal expenses in cash
»   If POA then Photocopy of POA duly notarized or Original POA.
»  And also POA Holder ID & Address Proof required.
»   Shanvi Maintenance NOC required
»   Rs.2.5 Lak Six Months PDC Cheque required for Enhance EDC.
»   Holding / Interest & Current Dues should be clear.

CHECK LIST FOR ENDORSEMENT

FROM ASSIGNOR(s)
»   Request Letter for Assignment/ Addition/ Deletion of Allotment right.
»   Affidavit confirming Assignment / Addition/ Deletion duly notarized.
»   Relinquishment deed confirming Deletion of Co-applicant duly attested by 1st Class Magistrate.
»   Builder Buyers'Aggrement , All original Reciepts, Possession certificate(if any) for endorsement.
»   If Loan case,loan Closer,Original permission to mortgage and other documents received from bank/financial institution.
»   Account statement requires from which transaction is reflected between company and Assignor.
»   Account statement required from which transaction is reflected between Assignee and Assignor.
»   Signature verification from the same bank from transaction is reflected and three photographs duly self attested(recent one).
»   Photocopy of PAN card and valid ID Proof like passport/ voter ID card / Driving license / ration card with photo etc.duly self attested.
»   Address proof like-copy of electricity /water/telephone bill, rent/lease deed duly self attested.
»   Outstanding Affidavit to be assigned by both the parties at the time of transfer(if any)
»   Latest payment plan should be endorsed.
»   Maintenance NOC required (if any)
»   In case of POA,verification should be done by the applicant through registered email ID.
»   Payment mode should be DD or Cash only.
»  In case any of the Original Documents are lost, then the Assignor has to obtain duplicate copy thereof beforehand by submitting copy of the FIR, news paper      Advertisement along with an affidavit.
»   Where physical possession already taken over by seller, seller will first hand over the key at site.

FROM ASSIGNEE(S)
»   Affidavit cum Idemnity assignment duly notarized.
»   Affidavit confirming Assignment/Addition/deletion duly notarized.
»   Signature verification from the Bank and Three photographs duly self attested(recent one)
»   Photocopy of PAN card and valid ID Proof like passport/ voter ID card / Driving license / ration card with photo etc.duly self attested.
»   Address proof like-copy of electricity /water/telephone bill,rent/lease deed duly self attested.
»   Account statement required from which transaction is reflected between Assignee and Assignor.
»   For the Fit outs affidavit from buyer will be taken and physical possession NOC re-issued.
»   If buyer avail loan from bank or any financial institutions then he has to submit sanction letter , PTM , TPA.
»   Payment mode should be DD or Cash only.
